Project Manager

Job Summary The Project Manager (PM) is responsible for coordinating and managing all necessary resources throughout the entire project from start-up through closeout and for ensuring that the Owners and General Contractors expectations and budgetary guidelines are met.
The PM is responsible for building effective relationships with Clients, Contractors and internal staff.
Essential Functions Project Start-Up:
? Reviews the general contract and contract documents and confirms the budget setup.
Creates a schedule of values and project logs, plans for project safety and mobilization and reviews and validates same with team members.
Purchasing Process and Document Control:
? Maintain and manage all purchase and delivery schedules, shop drawings, document control logs and change order processes.
? Work with Project Executive and Engineering & Manufacturing Director to set up and execute buying by defining scope of work, ensuring coverage and coordinating project schedules.
? Write needed riders and purchase orders and confirm compliance with project insurance requirements.
Financial Management:
? Manage requisitions and payments including lien releases and payroll.
? Maintain best possible cash flow throughout the project, communicating issues proactively.
? Conducts weekly review of invoices.
Estimating:
? Thoroughly reviews all contract documents including specifications, drawings and addenda to ensure a comprehensive takeoff.
? Determines the scope of work to be included in our bid.
Quote additional sections to provide a complete package and differentiate ourselves against our competitors.
? Reviewing contract documents for bonds, insurance, job schedule, time frame, warrantees, bid requirements, bid forms and request all paperwork early so that it will be completed prior to the bid.
? Ensure that all information required is filled in correctly and timely such as job name, sections bidding, bid date, who bond is payable to, penalties, schedule, retainage payment time frame.
? Soliciting pricing from suppliers/manufacturers by forwarding bid requests forms and takeoffs including drawings and specifications to manufacturers for competitive quotes.
? Review project(s) for special requirements regarding specified manufacturers or if alternative manufacturers are allowed to bid.
? Follow and track change order process through estimating.
? Coordinate and determine quantity and types of materials needed.
Weekly Project/Communication Duties:
? Provides weekly updating of gant charts/project schedules.
? Performs weekly and monthly forecasting for Fabrication, job site deliveries, material pick-ups and job cleanouts.
? Provides periodic project status reports, ad hoc reports and timeline forecasts to the Project Executive, Operations Manager and any other mangers, clients and vendors as deemed necessary.
? Communicates daily with job site Foreman.
? Generates daily load list for job site deliveries.
? Generates daily work orders for shop fabrication/production.
? Weekly review of RFIs or SKAs.
? Generates submittals and RFIs.
? Attends weekly job meetings.
Project Closeout:
? Delivers all necessary manuals, consolidates documentation, and manages subcontractor closeout, transfer, and punch list process.
? Other duties as assigned.

? Excellent organizational skills and attention to detail evidenced by a strong commence of all applicable contract and legal provisions.
? The ability to constantly multi-task and handle competing priorities between Middlesex Glass business needs, organizational issues, and sound customer relations.
? Judgement to know when to appropriately escalate issues up the chain of command.
? A strong sense of urgency and initiative and ability to quickly study and react to complex issues.
? Excellent problem-solving skills and the ability to confidently and decisively take action.
? To be team players with the ability to be diplomatic, able to handle and resolve conflict effectively in a firm but fair manner.
? Flexibility to shift work priorities and adapt to an ever-changing environment.
? Learn and be competent in new software as required by MGC.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
